What is Model Britain?

Model Britain is a permanent, large-scale cultural visitor attraction designed to present Britain’s cities, landscapes, industries, and heritage through highly detailed miniature environments. It is conceived as a long-duration, all-weather national asset rather than a temporary exhibition, touring concept, or seasonal attraction.

How should this asset be categorised?

Model Britain sits between cultural institutions and commercial leisure infrastructure. It combines elements of museums, destination attractions, and educational environments, and is designed to operate as a long-life operating asset with repeat visitation and multi-generational appeal.

Is there a comparable attraction in the UK?

No. While the UK has world-leading museums and high-volume theme parks, there is currently no permanent, national-scale miniature attraction operating at this level of ambition, scale, and engineering. International comparables demonstrate long-term durability when executed to a sufficiently high standard.

What underpins confidence in long-term demand?

Demand is supported by structural drivers including year-round, all-weather operation, curriculum-aligned education demand, domestic and inbound tourism appeal, and a multi-generational visitor profile that supports repeat visitation over decades.

Stage, Planning Risk & Use of Capital

What stage is the project currently at?

Model Britain is at a progressed pre-development stage. Concept design, technical masterplanning, early engineering work, feasibility, and governance structuring have been completed. The project has moved beyond concept risk but remains pre-construction.

Do you have a confirmed site?

Not yet. Model Britain is currently in active discussions with Milton Keynes Council regarding two potential sites, and with West Northamptonshire Council regarding an additional site bordering the Milton Keynes area.

Final site selection will follow structured pre-application engagement, infrastructure assessment, and commercial negotiations. This staged approach is designed to reduce planning and execution risk before significant capital deployment.

What is the purpose of the current investment round?

The current Foundation Round is designed to retire key planning, technical, and execution risks and to establish construction-ready foundations. Capital is deployed deliberately to increase asset certainty rather than to accelerate construction prematurely.

How will capital be used in practice?

Foundation capital supports detailed technical design, planning progression, site readiness, early fabrication and prototyping, and the establishment of a core delivery team. Each use of capital is tied to a defined risk-reduction objective.

Why raise capital at this stage rather than later?

This phase represents an inflection point between validated concept and bankable delivery. Capital deployed now contributes directly to reducing uncertainty ahead of materially larger capital requirements, supporting valuation progression as risk is retired.

Governance, Control & Alignment

How is Model Britain governed?

The project has been structured from inception to balance founder stewardship with independent oversight, execution discipline, and investor protection. Governance frameworks are designed to scale as the project progresses through development, construction, and long-term operation.

Who provides board-level oversight?

Oversight is provided by a board with direct experience delivering and operating nationally significant visitor attractions, cultural estates, education programmes, and high-capital leisure assets. This includes independent non-executive oversight alongside executive leadership.

How is founder alignment ensured?

Founder equity remains fully aligned with long-term delivery and operation. No founder liquidity is taken in the Foundation Round, and incentives are structured around delivery milestones and long-term performance rather than short-term outcomes.

What does custodianship mean in this context?

Custodianship refers to the long-term stewardship of Model Britain as a nationally significant cultural asset. Governance is structured to prioritise durability, reinvestment, and responsible operation over extraction or short-term optimisation.

Financials & Returns

What are the anticipated operating characteristics?

At maturity, Model Britain is expected to operate at national scale, with indicative annual visitation of approximately 700,000 and average revenue per visitor in the £20–£35 range. Revenues are diversified across admissions, retail, food and beverage, education, licensing, and media.

What are the key unit economics you underwrite?

We underwrite the business using a defined set of unit economics that are standard for large-scale, indoor visitor attractions. These include revenue per visitor, revenue per square foot, revenue per employee, labour as a percentage of revenue, and contribution margin at different attendance levels.

This approach allows investors to assess operating resilience across both base and downside scenarios, rather than relying on single-point forecasts. It also ensures that performance can be monitored against measurable operating benchmarks as the business scales.

What does the downside case assume?

The downside case stress-tests the core economic drivers of the business, including attendance ramp-up, per-capita spend, labour intensity, utilities and energy inflation, and ongoing maintenance costs.

The objective of this analysis is to validate that the operating model remains viable under conservative assumptions and that capital deployment is aligned with clearly defined risk-retirement milestones. Full base and downside sensitivities form part of the detailed financial model available in the secure data room for qualified investors.

What drives margin resilience?

The attraction benefits from a largely fixed-cost operating base once operational, with incremental revenue carrying strong contribution margins. Engineered environments and modular fabrication approaches support long-term cost control.

Is a detailed financial model available?

Yes. A full five-year financial model, including base and downside sensitivities, operating assumptions, and valuation scenarios, is available for review within the secure data room following initial engagement.

How should investors think about returns?

Returns are driven by risk reduction, scale, and long-term operational performance rather than short-term yield optimisation. Exit optionality exists but is not the primary driver of value creation.

How is planning risk managed?

Planning and site selection are progressed in stages, with multiple mitigation pathways considered. The Foundation Round is structured to address planning certainty before committing significant construction capital.

How complex is delivery?

The project is technically complex but deliberately engineered. Delivery methodology has been considered at masterplan level, including fabrication sequencing, operational access, and long-term maintenance.

What diligence materials are available?

How does the engagement process work?
